Mumbai realty set to surge as Metro Line 3 (Aqua Line) prepares for PM Modi’s inauguration

As Mumbai inches closer to the full commissioning of Metro Line 3 – popularly called the “Aqua Line” – the city’s real estate landscape is poised for a significant transformation. The underground 33.5 km corridor is being delivered in phases, with the first stretch from Aarey Colony to BKC and the BKC–Worli section already operational. The final 10.99 km stretch from Worli to Cuffe Parade will be inaugurated by Prime Minister Narendra Modi on October 8, 2025, connecting South Mumbai with major business districts and emerging suburbs.

According to Shraddha Kedia-Agarwal, Director of Transcon Developers, “Metro Line 3, along with western link corridors, allows families to choose locations like Santacruz, Andheri, and Malad not just for convenience but for better lifestyle. Projects near metro stations with modern amenities and community spaces are seeing strong demand.”

Ram Naik, Co-Founder & CEO of The Guardians Real Estate Advisory, adds, “The metro cuts travel time, eases congestion, and reduces commuting costs, enhancing quality of life. Investor interest is growing in well-established corridors where infrastructure readiness and developer execution align.”

The combined effect of Metro Line 3 and Dharavi Redevelopment is expected to unlock immense value in Mumbai’s central belt. Vikas Jain, CEO of Labdhi Lifestyle, observes, “Dharavi’s redevelopment into a world-class hub, along with seamless metro connectivity, will positively impact adjoining areas like BKC, Mahim, and Sion. Residential, retail, and commercial projects in these micro-markets are set for significant growth.”

Experts, however, advise caution regarding project delays, regulatory hurdles, and affordability concerns. Emphasizing last-mile connectivity and transit-oriented urban planning will be key to maximizing long-term benefits.

With PM Modi inaugurating the final stretch, Metro Line 3 is set to do more than transport – it will redefine Mumbai’s urban living, investment opportunities, and neighborhood dynamics.
