Mumbai recorded 11,586 property registrations in June 2025, showing a marginal 1% dip from June 2024’s 11,673 registrations, according to the Department of Registrations and Stamps (IGR), Maharashtra. However, the silver lining lies in the 2% increase in revenue, which stood at ₹1,031 crore for the month.
For the first half of 2025 (January–June), the city clocked 75,982 registrations, marking a 5% rise year-on-year, and raked in ₹6,727 crore, a 15% jump in revenue compared to H1 2024. Both metrics represent the strongest half-yearly property performance since 2013, as highlighted by Knight Frank India.
Luxury Homes on the Rise
One of the most notable trends in June was the increasing appetite for high-value homes. Properties priced above ₹5 crore comprised 6% of all registrations, a rise from 5% last year, indicating a growing luxury segment. On the flip side, the ₹1–5 crore segment witnessed a slight dip in its share.
Suburban Surge Continues
The real estate momentum continues to tilt towards the Western and Central Suburbs, which contributed a combined 88% of the registrations, up from 86% in 2024. The Western Suburbs led with a 57% share, followed by the Central Suburbs with 31%. South Mumbai, traditionally a prime market, saw its share decline to 6%, signaling a shift in buyer preferences.

Prashant Sharma, president, NAREDCO Maharashtra, stated, “Mumbai’s performance in H1 2025 reflects the market’s resilience and strength of real estate demand. The 15% rise in revenue and increased high-ticket transactions show solid end-user interest and upward lifestyle aspirations.”
Nishant Deshmukh, founder, Sugee Group, added, “It’s a robust performance. The June moderation is seasonal and healthy. Rising premium transactions point to a strong future for luxury housing.”
Nihar Thakkar, Founder, The Mandate House Pvt Ltd., said, “Mumbai’s market is evolving into a mature, segmented ecosystem. The surge in aspirational home buying and suburb dominance reflects both financial growth and lifestyle demands.”
Shraddha Kedia-Agarwal, Director, Transcon Developers, echoed, “The growing share of premium housing shows a maturing mindset. Western Suburbs are thriving due to lifestyle-focused infrastructure and quality development.”

Experts agree that end-user demand, rising income levels, and lifestyle upgrades are keeping the momentum alive in Mumbai’s property market. With policy support and timely project completions, the city’s real estate sector is well-positioned to sustain this growth trajectory through the rest of 2025.
